About the Coconut Grove Condo Market

The very first building that i visited a decade ago in Miami was 'Grove Hill' - at the time probably the best condo in Coconut Grove. I sat on my now wife's terrace and marveled over the superb view of the marina and bay and enjoyed the fact I could walk over the road to 'Fresh Market' arguably the nicest supermarket in Miami. Coming from the UK it was to me quite magical. The market has come along way since then and many new Coconut Grove condo's have made their way into this neighborhood that was and still is dominated by the presence of single family homes. The demographic and dynamic of Coconut Grove has always been very different to that of the urban 'Condo' core (Brickell, Downtown and now the emerging Edgewater neighborhood) as well as the South Beach and Miami Beach Condo market. The age of inhabitants tends to be more 30's and up as opposed to Brickell's 20 something population, and this understandably shows when you look at the local affluence. With this in mind all these factors have made for a far more robust market. The condos sit in majority along S. Bayshore Drive with direct water views (with just a couple siting off Bayshore on side roads like: Residences at Vizcaya and the new Fairchild Condo). What is the Best New Construction Condo in Coconut Grove?

This has to be a simple toss up between 'Grove at Grand Bay' and 'Park Grove'. In all honesty both are superb buildings with features that you won't find in any other buildings in any other neighborhood. Both buildings have 12 ft ceilings, superb water views for most units. Finishes are top of the line in both buildings: Gas appliances, Sub Zero and Miele or Wolf appliances. Both buildings have large unit floorplans and relative low density. Make no mistake these are two of not only the best buildings in Coconut Grove but some of the best in the whole of Miami! Park Grove in my opinion slightly beats out Grove at Grand Bay on account that they have larger grounds and sit closer to the heart of the Grove so walkability is a fraction better. With that said the architecture of Grove at Grand Bay is breathtaking with its twisting towers although it has been mentioned that the columns running through the units can be somewhat of a space killer and an annoying obstruction. Grove at Grande Bay is set to be open by September 2016 while Park Grove will be at least 12-16 months behind that. The reality is that the unit you manage to get and whether it is in the North or South Tower for Grove at Grand Bay or Tower 1, 2 or 3 for Park Grove will massively determine which is best for you. While the two towers at Grove at Grand Bay are comparable, the Park Grove project counts three different towers that differ significantly from one another regarding finishes, views and prices. What is the Best 'Resale' Condo in Coconut Grove?

The best resale buildings in Coconut Grove come down to: Grovenor House Miami, Grove Hill and Residences at Vizcaya. Grovenor House was designed and built in 2006 by famed architect Ugo Columbo. The property is conveniently located almost opposite Fresh market and a block from Kennedy Park and the Marina. Units range from 2 beds up and most have water views with a number of 'flow through' units. Commanding the highest $ per sqft for any resale Condo in Coconut Grove, it has appreciated well over the years. The lobby is 'nautical themed' and the 3 elevator banks to all 166 private units has a somewhat entertaining 'fishbowl' experience that is novel (although can become somewhat tiresome to deal with after a while). Where the building shines is the excellent views, good floor plans ,location and amenities which are very good: nice gym, tennis, big pool, easy parking. Now 10 years old many units have been remodeled (others will need to be done very soon). Not a bad finish for a building but not able to hold a candle to the more modern new construction condos coming into the neighborhood. Grove Hill opened in 1996. A boutique Condo with 2 and 3 bedroom units. As typical of boutique buildings the pool is small as is the gym but decent for the building. The 3 bed units face the water and 2 bed units sit at the back with somewhat of a side view. This building has always had very few renters and primary residences that have stayed for many many years. A very solid building. You will often find that units exchange hands from owner to owner and never make it to market.

What is the best Boutique Condo in Coconut Grove?

Residences of Viscaya is located at 3535 Hiawatha Ave, Coconut Grove. The location is just off South Bayshore Rd but set back far enough to not be disturbed by busy traffic. This boutique Condo was developed by G3 Construction and funded by the Bimbo family (most famously known as the Mexican Bakery giants). This Condo built in 2010 is rather unit for the very small number of units it has (just 18). All units are size able. In fact the smallest is around 2700 sqft. Whats striking is that only a handful of residences reside full time in the building and most owners have a unit as second or third home. So, its always very very quiet - you may never see a soul using the pool. Many through flow and very large units, some with jacuzzi's on the terrace and almost all with summer kitchens. This Condo makes owners feel like they are living in a house on the water. Prices still command the same as other luxury Condo's in Coconut Grove such as Grovenor House or Grove at Grand Bay but maintenance fee's is around the same even though the facilities are fewer. Grove Hill as mentioned above is boutique with 77 units. The building positively still seems to have a sense of life and activity about it - on account that almost all the owners live their full time. It is also home to a number of families. Maintenance fees are manageable and the building still trades at a competitive $ per sqft. Fairchild Condo. This is the new Condo on the Block and should be watched as a future 'Best Boutique Condo'.

The Residences if you need a very large unit (3,000 Sq.Ft or bigger) and Grove Hill is you prefer or need a smaller unit.
